For years, property insurance stayed a line item, a number you plugged in near the end of a deal and mostly ignored. In Florida, that era is over. Coverage now shapes what is worth building, worth buying, and worth holding. It has moved from the back of the budget to the front of the plan.

Treat insurance as an afterthought, and good deals quietly turn into bad ones twelve months later.

Insurance is now an input, not an output

The premium is not a fixed cost you discover after you buy, and rate filings tracked by the Florida Office of Insurance Regulation show how much that cost varies by insurer and by structure. It is a function of decisions you make before you buy: roof age and shape, construction type, elevation, distance to water, wind mitigation features. Each of those works as a lever. Pull them before closing and the number stays negotiable. Pull them after, and you just pay.

Questions to answer before, not after

  • What does coverage actually cost on this specific structure? Get a real quote, not a rule of thumb. The spread between two similar homes can run enormous.
  • Is the roof a liability the day you take title? Roof age alone can decide whether a property is insurable at a workable price.
  • What mitigation would move the premium? Some upgrades pay for themselves in a single renewal cycle.
  • Does the deal still work at the real number? Underwrite the property at true carrying cost, not the optimistic one.

The design decision

On new construction and renovation, the point sharpens further. The choices that lower risk, and premiums, are the same choices you make on the drawing board: how the structure meets wind, water, and code. Build with insurability in mind, and you protect both the occupant and the pro forma. Build without it, and you hand the next owner a cost you could have designed out.

The frame is simple. Insurance no longer just happens to a Florida property. You design for it.
